Owner's Representation

We will conduct an initial consultation to understand the homeowner's goals, budget, and timeline. They will clarify project requirements and establish a scope of work.

We help facilitate the bid process, soliciting bids from qualified contractors, evaluating proposals, and providing recommendations to the owner. They may also negotiate contracts and ensure that all legal and contractual obligations are met.

We track project costs, review invoices, and ensure that the project remains within the allocated budget. We also manage the project schedule, monitor milestones, and address any delays or scheduling conflicts.

We serve as the primary point of contact between the owner and the project team. We provide regular updates, progress reports, and facilitate effective communication among all parties involved in the project.

We collaborate with the owner, architects, and designers to develop project plans, review design concepts, and ensure alignment with the homeowner's vision. They may assist in the selection of contractors and consultants.

Throughout the construction phase, we monitor the progress of the project, verifying that work is being carried out according to the approved plans, quality standards, and relevant regulations. We conduct regular site visits, coordinate with contractors, and address any issues or changes that may arise.

We conduct quality control inspections at various stages of construction to ensure that the work meets the required standards. We identify and address any deficiencies, coordinate necessary corrections, and ensure compliance with building codes and regulations.

As the project nears completion, we assist with final inspections, ensure that all required permits and documentation are obtained, and oversee the completion of punch list items. We help coordinate the handover of the project to the homeowner and address any outstanding matters.
